Tenant Verification:
When we contact the applicant’s previous landlord, we
determine when they moved in, when they moved out, when the lease
expired, how much they were paying for rent, whether there were any
noise complaints, unauthorized occupants, damage to the property, if
they paid their rent on time and if they still owe any money.
We also ask whether this landlord would rent to this
applicant again. This report is invaluable in showing whether the
applicant takes care of other people’s property and abides by the
terms of the lease.
We
are able to contact not only the current landlord but also their
previous landlord as well for an additional $10.00.
If their current landlord wants them to move out for whatever
reason, they may be less than forthright with the information that
they provide to you in hopes that you will rent an apartment to the
individual.
When we contact the previous landlord, they have no interest
in presenting any picture other than the honest truth, and a more
accurate evaluation of the tenant may be presented.
Please Note: due to recent changes that have
come down from the major credit bureaus, if you are a new client of
ours, we may have to perform a site inspection on your premises.
This is only required if we are providing personal credit history
information on a prospective client. Criminal record searches are

If you call to cancel your order BEFORE the order is processed, then there will be a $15 cancellation charge assessed. BUT please be advised that once your request has been transmitted to our researchers it is NOT possible for us to cancel the charges, nor change or expedite the order. For unsubstantiated, contested, or fraudulent credit card charges, there will be an additional $25.00 MINIMUM
processing charge plus collection and legal fees, if incurred. By
placing an order with us you hereby agree to these terms.
