Apartment
provides copies of pay stubs or other documentation.
You must have two of the most recent pay periods.
If there is an hourly wage on the stub, calculate hourly
wage x 40 x 4.3 to get monthly income, if they are full time.
If they are on salary and are paid bi-monthly multiply by

every two weeks, divide by 2 then multiply by 4.3.

If they are
part time use actual amount on pay stub.

If there is
more than one applicant, you may combine incomes to make the 3x
rent rule though both credits must be o.k.

If the wife’s
credit is terrible and you are going to qualify the tenants on
the husband’s credit, you cannot count her income in the
rental calculation.

Sporadic work
history is defined as 3 or more jobs in the past year or working
less than 8 months in the past year – deny.

If they are
working at or through a temporary agency, investigate further.
