Step 1 - Evictions & Civil
Records Notes
Civil
Records-Eviction:
-
If they have an
eviction, you must verify that it is the same person.
-
First,
look on credit to determine if there is an address match.
-
Next,
call applicant to ask if there were other roommates
living with them at that address.
If they say yes or no, then you know that it is the same
person. If they
indicate that they have never lived there, ask were they were
living at that time and try to verify.
-
You may be able to call
the apartment complex for additional information though sometimes it is
unavailable. If you
cannot determine, you must give them the benefit of the doubt
and not count this against them.
-
If they have
ever had an eviction, automatic denial.
