Special Situations

• You must run everything for an add on.  If they are depending upon existing tenant for financial, the existing tenant must be re-approved.

• If someone only lists one previous landlord and they have three different addresses on their credit, question this. 

• If there is anything unusual about the file, question it. 

• If we are unable to verify their most recent apartment, use their previous apartment to establish rental history.

• If they are going to prepay six months, they must qualify for either employment or credit.

• If they are foreign, please write the name on the top of the application.  We cannot tell which is the last name.

• Do not advertise prepayment of 6 months.  If they beg for a way to rent, consider this alternative though the management company must approve them.  The only time they may allow this is if the income is short – not if credit is bad.

• If there are any gaps in the employment or tenancy, you must verify where they were during that time period. 

• This apartment complex may not accept co-signers - EVER.

If you call to cancel your order BEFORE the order is processed, then there will be a $15 cancellation charge assessed. BUT please be advised that once your request has been transmitted to our researchers it is NOT possible for us to cancel the charges, nor change or expedite the order. For unsubstantiated, contested, or fraudulent credit card charges, there will be an additional $25.00 MINIMUM processing charge plus collection and legal fees, if incurred.
