Contact their
most recent landlord to find out tenant history.
If they have lived with them for less then 3 months
contact previous landlord too.

If they have
not given notice, call applicant to tell them they must give
notice. If they do not respond within 48 hours- deny.

If they wish to
keep their lease on a previous apartment though someone else is
paying the rent – deny.

Make sure that
the date that their lease expires coincides with the date that
they are seeking an apartment.
If there is more than a one month overlap - deny

If they are
living in someone’s home – not an apartment complex – no
history 5 points or they must supply copy of lease.

If they own
their own home, look at their credit report to see payment
history then max points – 15.
If there is no trade line on the credit for a mortgage
– no history 5 points.

Were there any
negative comments in their file – noise, leaving apt in bad
condition, etc – automatic denial.

You must ask if
they would rent to them again.
If not, deny.

If you call to cancel your order BEFORE the order is processed, then there will be a $15 cancellation charge assessed. BUT please be advised that once your request has been transmitted to our researchers it is NOT possible for us to cancel the charges, nor change or expedite the order. For unsubstantiated, contested, or fraudulent credit card charges, there will be an additional $25.00 MINIMUM
processing charge plus collection and legal fees, if incurred. By
