Step 2 - Identification, Releases, Salary

Identification: Make sure to check the applicant's identification carefully, to assure that the person is who they say they are. Acceptable forms of ID are usually drivers licenses, state identification cards, voter registration cards, and two or more of the following, Social Security Card, credit cards with a major credit provider, library cards etc.
          
A careful check of identification makes sure that you have the correct spelling of the tenant's name and date of birth. This is critical for criminal and eviction records searches so that no criminal records are missed. At the same time ask if there may be information under a maiden name, or a similarly spelled alias ("Bob" or "Robert"). You can avoid fraud and simple deception by comparing the name and address details on the identification presented with what is written on the application.
          
Releases: Require the applicant to sign a release authorizing you to perform a background check, to check their credit and to access their private information. This is required by law, and may be incorporated into the application form itself.
            
Salary: It is important that your application is written in accordance with the criteria for which you are screening.  If you require that an applicant earns at least three times the monthly rent, then you need to make sure you have their current employer information so that their salary can be checked, or a copy of a recent paycheck to verify this.

If you call to cancel your order BEFORE the order is processed, then there will be a $15 cancellation charge assessed. BUT please be advised that once your request has been transmitted to our researchers it is NOT possible for us to cancel the charges, nor change or expedite the order. For unsubstantiated, contested, or fraudulent credit card charges, there will be an additional $25.00 MINIMUM processing charge plus collection and legal fees, if incurred.
