Why should I collect a fee
and how much should I collect?:
Many landlords collect a fee, which will cover the background check
on the applicant. If you tell the applicant what your criteria are for them to
be approved to live in your property, and that there is a fee to run
a background check to make sure they qualify, then applicants who
know they will qualify will proceed with the application process.
Some landlords choose to return this fee if the applicant fulfills
the terms of the lease. This means
that the prospective tenant incurs no cost to themselves. But in our
experience we have found that
If the applicant knows that they do not meet your criteria,
then they will not fill out an application.
This saves you time and money. You can then focus on the
individuals who do fit your criteria.
If an applicant lies to you and indicates that they will meet your
criteria, and you determine after the background check that they do
not, then you have not lost any money and may have saved yourself
innumerable headaches in the future.
